EGStoltzfus offers fifteen floor plans at Parkside. They start with the Laurel, a three-bedroom, two-bath plan at 1,690 square feet, and run up through two-story designs with first-floor guest suites past 4,300 square feet. Buyers work with EGStoltzfus's own Design Studio to select finishes rather than picking from a handful of preset packages. An annual HOA fee covers upkeep of the community's shared spaces.

Why the Lititz Location Matters

The community carries a Lititz mailing address, but it sits in Manheim Township, which means Manheim Township School District, not Warwick, is what your kids would attend. The Kissel Hill area around the neighborhood spans three municipalities and two school districts, all under Lititz 17543 addresses, so nearby homes genuinely do land in different districts.

Parkside sits off Petersburg Road (Route 722), about a mile from Route 501, known as Lititz Pike, where it runs past the neighborhood. Route 30 is roughly four miles south by way of 501. Downtown Lititz is about four miles up the pike, and downtown Lancaster is a little over five miles the other direction.

What Daily Life Looks Like

Most days start close to home. Manheim Township Community Park sits along Petersburg Road, the same road the neighborhood sits off, close enough to be a walk of a few minutes rather than a drive.

UPMC Lititz, a full hospital with a 24/7 emergency department, is under three miles at 1500 Highlands Drive. Not just an urgent-care storefront. For everyday errands, Richmond Square is about a mile west, the Shoppes at Belmont sit at Route 30 and Fruitville Pike with a Whole Foods, and the Shoppes at Kissel Village, home to Target and Giant up in Warwick Township, is a few minutes north.

When you want a change of scenery, downtown Lititz is close enough for a regular outing rather than a special trip. Julius Sturgis Pretzel Bakery has been at 219 East Main Street since 1861 and still runs daily tours. Wilbur Chocolate, in town since the 1930s, keeps its retail store at 45 N. Broad Street. Every February, the Fire & Ice Festival draws tens of thousands of people downtown across ten days.

Schools, Parks, Trails, and Local Spots

Parkside feeds Manheim Township School District: Reidenbaugh Elementary (K-4), Landis Run Intermediate (5-6), Manheim Township Middle School (7-8), and Manheim Township High School (9-12).

GreatSchools rates Reidenbaugh 10 out of 10 as of August 2026, and reports 95% regular attendance for 2025 against a Pennsylvania average near 80%. The state counts a student as regularly attending when they're present for at least 90% of their enrolled days. Note: Manheim Township assigns elementary students by address and current class size rather than by a published zone map.

Manheim Township Community Park is the kind of park a neighborhood grows around: a paved walking loop of about a mile, ball fields, basketball courts, a playground, picnic pavilions, and restrooms. For a bigger outing, Lititz Springs Park downtown is worth the short drive, seven acres built around the natural springs at the center of town, and home to one of the nation's oldest continuous Fourth of July celebrations, running since 1818.

Who Parkside Fits Best

Parkside fits a specific type of buyer well: new construction shoppers who care as much about what's already built up around them as what's inside the house itself.

Families prioritizing school quality who want to confirm the actual district before falling for an address. That's the detail to get right, not assume.
Buyers who want genuine green space within walking distance, not just a community pond and a sign out front.
Anyone who'd rather select their own finishes than buy something already decided for them, without going fully custom.
Buyers commuting toward Lancaster city or Lititz who still want quick highway access for the days that call for it.

It's a tougher fit if a walkable, restaurants-and-shops-outside-your-door lifestyle is the priority. For that, an in-town Lititz or Lancaster City address is the better comparison, not a Manheim Township new-build.
