Trails at Village Park is a new-construction neighborhood in Lampeter, PA, where Keystone Custom Homes is building 45 single-family homes in West Lampeter Township. Village Park sits right behind the neighborhood, and every Lampeter-Strasburg school shares one campus a few minutes away by car.
About Trails at Village Park
Keystone Custom Homes is a Lancaster-based builder. Jeff Rutt started it in 1992 after years as a dairy farmer. At Trails at Village Park, Keystone's base plans run from about 1,660 to 3,600 square feet, with three to six bedrooms. If one-floor living matters to you, the Caldwell and Harrison are single-story ranch plans, and two-story designs like the Woodford put the owner's suite on the first floor.
The Covington Cottage, Keystone's model home here, won Best of Show in its price division at the 2026 Lancaster/Lebanon Parade of Homes. The neighborhood is set up as a planned community with a homeowners association.
The land was a farmette with a brick farmhouse and a bank barn until a local developer bought it at public auction in 2023. West Lampeter Township approved the final plans in August 2024. Keystone took over building the homes in 2025, and the first ones went under construction late that year.
Why the Lampeter Location Matters
Lampeter Township was one of Lancaster County's original townships when the county formed in 1729. In 1841, it split into East and West Lampeter. According to West Lampeter Township, both took their name from Lampeter, a college town in Wales.
Trails at Village Park sits off Lampeter Road, just south of the village center. Village Road, which carries Route 741 through Lampeter, is about a third of a mile north. Route 222 is a little over a mile west. Downtown Lancaster is about six miles away, roughly 15 minutes by car, and Route 30 and the Tanger Outlets are about four and a half miles north. Strasburg is about four miles off Route 741.
What Daily Life Looks Like
Village Park is the neighborhood's backyard. The township-approved plans include a walkway connecting the two. The park has athletic fields, a playground, a roller hockey rink, basketball courts, a pavilion, and a walking trail. The Lampeter-Strasburg YMCA sits inside the park too, with a gym, an indoor pool, a wellness center, and group exercise classes.
Coffee is less than half a mile up Lampeter Road. Joe on the Go Coffee Co. and Waltz Vineyards' Lampeter Corner wine bar sit side by side at the village crossroads. For groceries, the GIANT at Willow Valley Square is about three miles away. Penn Medicine Lancaster General Hospital is about six and a half miles away in the city.
Every September, the West Lampeter Community Fair sets up on Village Road, about half a mile from the neighborhood. It was first held in 1924, admission is free, and the fair calls itself the "Senior Citizen" of Lancaster County fairs.
Schools, Parks, Trails, and Local Spots
Trails at Village Park is in Lampeter-Strasburg School District, and all five of the district's schools share one central campus a few minutes away by car. Kindergarten is at the Early Childhood Center. Grades 1-2 are at Lampeter Elementary, 3-5 at Hans Herr Elementary, 6-8 at Martin Meylin Middle School, and 9-12 at Lampeter-Strasburg High School.
Qualified high school students can earn college credit through dual enrollment with local colleges. GreatSchools rates Lampeter-Strasburg High School 9 out of 10 as of September 2026.
Beyond Village Park, Lancaster County Central Park is the largest park in the county system at 544 acres. It sits on the southern edge of Lancaster city, less than 15 minutes away. D.F. Buchmiller Park, about 10 minutes out, has six pickleball courts and an 18-hole disc golf course.
The 1719 Museum is about two miles away. It's home to the 1719 Herr House, long known as the Hans Herr House, which the museum calls the oldest surviving homestead in Lancaster County. Farther out on Route 741, the Strasburg Rail Road and the Railroad Museum of Pennsylvania sit across the road from each other, about five miles from the neighborhood. The railroad was chartered in 1832. The museum has more than 100 locomotives and railroad cars on display.
Who Trails at Village Park Fits Best
Trails at Village Park fits buyers who want new construction in a small village setting.
- Families who want school close by. Every grade, kindergarten through 12th, is on one campus a few minutes from home.
- Buyers who'd rather have a township park and a YMCA next door than a clubhouse they pay to keep up.
- Downsizers and anyone planning to stay put, with single-story ranch plans and first-floor owner's suites to choose from.
- Commuters into Lancaster city who want a village address about 15 minutes out.
It's a tougher fit if you want acreage. The whole site is about 14.5 acres for 45 homes, streets and stormwater areas included, so lots are neighborly in size. Keystone is also still building here, so expect construction nearby for a while.
